How School Taxes Are Calculated
School taxes are determined by two main factors:
- The tax levy – This is the total amount of money the school district must raise through property taxes, which is approved by the Board of Education.
- Property assessments – Your property’s assessed value, as determined by your local assessor, is used to calculate your share of the school tax levy.
It is important to note that AuSable Valley Central School District does not determine property assessments. The district only sets the overall levy; how much each property owner pays depends on the assessment provided by your county’s Real Property Office.
Assessments and Assessment Questions
The school district is not involved in assessments. If you have questions about your property’s assessed value, exemptions, or assessment process, you must contact the Real Property Office in the county where you reside:

Address Changes
If your mailing address changes, you must report it directly to the Real Property Office in your county of residence. The school district cannot update your address for tax billing purposes. Failure to update your address with the county may result in delays or missed tax bills.
